Jones Homes has acquired a nine-acre parcel of land in Hoo St Werburgh for a new development of 100 homes.

The site is to the south of Stoke Road, opposite the housebuilder’s completed Walnut Grange development in the village.

Outline planning permission to develop the site was granted in December 2022 and Jones Homes is now preparing to submit detailed plans for the scheme to Medway Council.

The development will consist of a mix of two, three and four-bedroom properties, including five two-bedroom bungalows. There will be 75 homes for private sale and 25 affordable homes comprising 15 properties for low-cost rent and 10 for shared ownership.

Almost a third of the site will be provided as public open space, featuring an attenuation pond and equipped children’s play area.

Jon Tite, Commercial Director at Jones Homes, said: “We have built up a good relationship with the local community through our work on the Walnut Grange development in Hoo St Werburgh, which has provided 65 high-quality new homes for the village.

“This land purchase will enable us to build on that work by delivering an additional 100 modern and energy efficient homes to meet the housing needs of the local area, including the provision of good quality affordable homes.

“The development will also bring considerable new investment to the area as part of the planning agreement, which will benefit not just those who live here but the wider community.”

Having previously invested over £1,000,000 in the local area, Jones Homes will provide further funding of £1,942,456 to Medway Council for investment in local services and infrastructure as part of the planning agreement.

This includes more than £506,808 for road improvements; £58,617 for nursery and primary school provision; £456,929 for secondary school provision; £238,906 towards improvements to the Walter Brice Centre and other health services; £301,883 towards cultural and community facilities including towards a new sports centre and improvements to Hoo Library; £105,089 towards enhancements of open space; and £207,793 for other infrastructure improvements near the site.
