THERE HAS NEVER BEEN A BETTER TIME TO BUY OVER THE LAST 18 MONTHS! MORTGAGE RATES ARE REDUCING & HOMEBUILDER STONEBOND LAUNCHES ENERGY SAVING CALCULATOR AND £50K INCENTIVE

Sustainable homebuilder Stonebond has recently launched its new Energy Saving Calculator. This emphasises the company’s focus on building greener properties for our future, and how buying a new build home presents a host of benefits from a financial and energy-efficient perspective. In addition to this, potential savings can be maximised further as Stonebond is providing homebuyers with the opportunity to save up to £50,000 on selected properties across all residential developments.

Incentives can be personally tailored, giving buyers a range to choose from, including a deposit contribution, a fixed 3% mortgage rate for two years, part exchange, or a contribution to stamp duty among others. Many homes also come with the added benefit of having curtains, blinds, light fittings, wall art and in some cases come fully furnished, meaning you can move straight in.

With the Energy Saving Calculator, prospective buyers can compare the energy bills of their current home with a new, energy efficient Stonebond property. Users can simply enter their current postcode and select their home from the list, which will show their current annual energy usage and CO2 emissions. A range of Stonebond homes are then available to select from a list, and prospective buyers can then see how their current property compares with their potential new home, and the savings that could be made with their next move. Customers will see an estimate of how much money and energy they can save per year, and how much of their CO2 emissions can be reduced. There is also an example provided showing how far you could drive an electric car with the amount of energy saved, and how many cups of tea can be brewed.

Alan and Julie recently moved into a new Stonebond property and commented: “We knew that buying a new build would ensure a warm and cheaper to run home. In our last home we were paying £340 per month for gas and electricity. We are currently paying £150 a month which is great news. The house is so warm, and I have to keep throwing open the windows to cool us down!”

Building homes in line with modern living that adapt to our everchanging world, Stonebond is a housebuilder that has a strong focus on sustainability, and its commitments include protecting and rehoming wildlife, preserving and planting new trees and recycling all build waste.

Annette Cole, Sales & Marketing Director at Stonebond comments: “We are delighted to launch our new energy saving calculator, as it will enable buyers to fully appreciate the excellent energy saving benefits when buying a new home. With our current incentive to save up to £50,000 on selected properties across our developments, and mortgage rates looking set to continue to fall in 2024, now really is a positive time to purchase a new home at one of our stunning collection of properties across the South East of England.”

As a new year stands ahead of us, Andrew Mannion, Group New Build Development Director at Mortgages First & RSC New Homes, explains why now is an ideal time to purchase a new home. He comments: “The tide appears to be turning in from a mortgage perspective. Inflation is easing and the markets are pointing towards base rate reductions in second half of 2024. This in turn provides the markets with confidence, which has resulted in the first sub 4% mortgage product since the mini budget of October 2022.

He continues: “Mortgage lenders are keen to lend, we have seen some great improvements to lending criteria and affordability over the last few months, since interest rates have started to fall.  Buying a new build property also means purchasers can benefit from further enhancements to affordability and even more competitive rates due to energy savings being factored into mortgage affordability. These are available through the green mortgage ranges offered by the majority of high street lenders.

“There has never been a better time over the last 18 months to look to obtain a mortgage!”
