Kingsbridge has appointed Amiri Construction as its construction partner for Connect 5, a project to transform a formerly derelict site at Hook, Hampshire, into a development of three new, highly sustainable business units.
The development will create three prime units at the former location of the demolished Europa House – one of 37,800 sq ft, and two smaller units of 9,280 sq ft each that could be combined. The name Connect 5 was chosen to reflect the 2.6-acre site’s convenient location with close links to the M3 at Junction 5.
Amiri will begin work at the site in Bartley Way in June, with practical completion scheduled for the first quarter of 2026.
The appointment continues a long partnership between Amiri and Kingsbridge. The companies, both celebrating 20 years in business, have collaborated previously on similar projects including Spring Business Park, Havant.

All the units at Connect 5 will include mezzanine floors and office areas fitted out to Category A standard, and will have flexible use classes including B2 (General Industrial) and B8 (Storage/Distribution). Features include dock levellers, service yards and secure warehouse access designed to meet ‘Secured by Design’ standards.
In line with its high sustainability standards, Kingsbridge is targeting the highest possible ‘Outstanding’ BREEAM rating – a nationally-recognised standard which measures the environmental impact of commercial buildings – and an EPC A+ energy performance rating.
The development is designed to deliver 15% Biodiversity Net Gain, exceeding the national 10% requirement. Units are to be constructed with responsibly sourced building materials, and are designed for excellent thermal performance with enhanced U-values and airtight design.
The site will have a 100% electric energy strategy with no gas connection, with on-site renewable energy generated via roof-mounted photovoltaic panels.
Connect 5 also includes 82 on-site parking spaces shared between the three units, electric vehicle charging points with capability for future expansion, and bicycle storage.
