Tungsten Properties has secured £19 million of funding to deliver a new Grade A industrial development in Filton, Bristol.
The scheme, known as Tungsten Park Filton, will provide 94,200 sq ft of industrial and warehouse space across a 4.55-acre site on Hayes Way. The development is designed to support the demand for modern mid-box industrial accommodation in the Bristol market.
The project will include five units ranging from 10,200 sq ft to 30,000 sq ft, offering space for occupiers looking for high-quality warehouse and trade counter premises in a strategic South West location.
Magrock Construction has been appointed as the main contractor following a competitive tender process. The company will deliver the scheme on behalf of Tungsten Properties and its funding partner.
The development will feature high-quality warehouse accommodation, first-floor offices, generous yard depths, and strong power provision. Its location fronting the A38 also gives it access to key transport routes, including Junction 16 of the M5 and Junction 20 of the M4.
Sustainable Industrial Space in Bristol
Tungsten Park Filton has been designed with sustainability in mind and will target BREEAM ‘Excellent’ and EPC A ratings.
The specification is expected to include rooftop photovoltaic panels, electric vehicle charging infrastructure, sustainable drainage features, and extensive landscaping.
These features reflect the growing demand from occupiers for industrial space that can support both operational needs and environmental goals.

Construction Timeline
Construction is scheduled to begin in July 2026, with practical completion targeted for April 2027.
Marketing for the scheme is already underway, with occupation expected from Q2 2027.
