Award-winning Midlands developer EDG Property acquired Aspects Leisure Park in Bedford, adding another significant asset to its portfolio.
The acquisition brought fresh investment potential to an established leisure destination and opened opportunities for new occupiers.
Vacant Units Available at Aspects Leisure Park
At the time of the acquisition announcement, the park was home to McDonald’s, Fitness First and Club 2000 Bingo. Several vacant units ranged from 3,000 sq ft to 37,000 sq ft.
EDG appointed Kirkby Diamond and FHP Property Consultants to jointly market the available space to prospective occupiers.
Early Discussions on the Site’s Future
When the acquisition was announced, EDG had assembled a design team and begun positive discussions with Bedford Borough Council, although detailed plans had not yet been formally unveiled.
Neil Edginton, Director of EDG Property, welcomed the addition to the company’s portfolio. He explained that EDG was working with the council, architects and agents to restore the site’s role as an important asset for Bedford.
He described the town’s period of change as an opportunity to introduce fresh ideas and investment into a location with strong connections to local residents.
A Well-Positioned Leisure Destination
Edginton highlighted the park’s location opposite the Athletics Stadium, close to Bedford Marina and an established residential area.
He said the location offered considerable potential and expressed EDG’s intention to work with the local authority and other stakeholders to develop deliverable plans.
The acquisition also reflects the wider importance of preparing leisure properties for new occupiers. PAD Magazine’s guide to planning restaurant and leisure units explores considerations for developers letting these spaces.
Investment Confidence in Bedford
The acquisition announcement came amid increased attention on Bedford’s development prospects following Universal’s announcement of plans for its first UK theme park and resort in Bedford Borough.
In comments accompanying the acquisition announcement, Tom Wootton, Mayor of Bedford Borough Council, welcomed EDG’s investment as evidence of growing confidence in the borough.
He highlighted interest from investors and developers, alongside the Universal project, and said the council looked forward to seeing EDG’s proposals for Aspects Leisure Park develop.
