Norfolk site with bags of potential in Bond Wolfe’s September auction

A former freehold care home site In Norfolk which has planning permission for change of use to residential will be going under the hammer in Bond Wolfe’s next auction on Thursday 14 September.

Offered jointly with Wating Real Estate, the property at Heathers House, Pollard Street, Bacton, Norwich, includes a detached two storey, three bedroom farmhouse of approximately 1,743 sq ft.

It has a guide price* of £850,000+.

Ian Tudor, commercial auction director at Bond Wolfe, said: “The farmhouse requires renovation and refurbishment and is currently configured to provide two self-contained, one bedroom apartments, each with a bedroom, lounge, kitchen and bathroom.

“Next door, there is a single storey barn conversion, providing seven, one bedroom self-contained apartments totalling approximately 4,900 sq ft – also with bedroom, lounge, kitchen and bathroom.

“All the apartments overlook a communal courtyard and this is a property with particular potential for the investor or developer who is looking for an interesting project.”

The site extends to approximately 1.18 acres and has a gravel driveway and car park, with hedgerows and a garden around the farmhouse.

Mr Tudor added: “Another intriguing feature is that the property has an EPC rating of A, due in part to the decision to heat all the properties via a biomass system located within a timber building next to the car park.

“This is an excellent opportunity for someone to develop two large family homes or create a holiday let business in close proximity to the popular north Norfolk coastline.”

The site lies in an attractive, secluded, rural location between the villages of Bacton and Witton and is accessed via a private road running off Pollard Street. Bacton is a village on the north Norfolk coast lying approximately 22 miles north of Norwich and 11 miles south east of Cromer.
