Less than half (45%) of UK homeowners have instructed an independent surveyor during property purchases – potentially missing out on significant savings, new research has revealed.

The survey, conducted by leading home-moving comparison site Compare My Move, shows that among those who have hired an independent surveyor, 35% were able to negotiate a reduction in the property’s purchase price, saving an average of £6390.22.

The study, which surveyed 2000 homeowners across the UK, also highlights the most commonly reported issues identified by independent surveyors.

Topping the list were roof problems (32%) and electrical issues (32%), followed by damp concerns (22%).

Dave Sayce, Co-Founder of Compare My Move, commented on the findings:

“The results of our latest survey are a reminder of the real value a quality home survey can provide. Not only can it help you avoid nasty surprises, but it can also give you strong negotiating power before you complete.

“It’s clear that many homeowners still aren’t taking full advantage of this step in the buying process, and we hope these insights encourage more people to invest wisely in their future home. Here’s my top tips to get the best priced and best quality surveyor:

    1. Choose the right type of survey – Depending on the age and condition of the property, choose between a HomeBuyer Report, Building Survey, or Condition Report.
    2. Check qualifications and memberships – Always ensure your surveyor is registered with RICS (Royal Institution of Chartered Surveyors) or another recognised professional body.
    3. Read reviews and ask questions – Don’t hesitate to ask the surveyor about their experience, turnaround time, and what their report will include.
    4. Use a trustworthy comparison site – Save time and money by comparing quotes from vetted surveyors through trusted platforms like Compare My Move.
    5. Book early – Good surveyors get booked quickly, especially in busy property markets. Schedule your survey as soon as your offer is accepted.”
