Nottingham’s city centre has welcomed a major new addition to its student accommodation landscape with the completion of Fabric, a £26 million development that reimagines the site of a former office block on Talbot Street.
Delivered by McLaren Construction Midlands and North on behalf of McLaren Property, the nine-storey scheme introduces 323 high-specification bedrooms ahead of the 2025/26 academic year, setting a new standard for purpose-built student living in the city.
Design that Marries Lifestyle and Learning
Designed by Leonard Design Architects, Fabric responds to the shifting expectations of today’s students. Alongside a choice of en-suite cluster bedrooms and premium studios, the scheme incorporates a host of communal amenities— from a gym, yoga studio and cinema room to collaborative study areas. Its crowning feature is a collection of panoramic studios on the top floor, offering expansive views across the Nottingham skyline.
Inside, the focus on design detail is evident. High-quality finishes, upgraded furnishings, and carefully considered interiors reflect the growing appetite for accommodation that blends comfort, style, and function.

Building Sustainably, Building Locally
Sustainability has been woven into every layer of the project, earning the scheme a BREEAM Excellent rating. From complex foundation works set into Nottingham’s sandstone bedrock to specialist cave probing required by planning conditions, the technical delivery showcases engineering expertise. Importantly, around 40% of the workforce was sourced locally—supporting regional jobs and skills development throughout construction.
Engaging Students and Community
Fabric is more than bricks and mortar. McLaren worked closely with both the University of Nottingham and Nottingham Trent University, hosting site visits and placements that gave students hands-on experience in construction management, design, and health and safety.
Beyond academia, the contractor forged strong ties with the local community. Partnerships with Huntingdon Academy supported upgrades to outdoor facilities, while charitable efforts raised funds for the Lighthouse Club and Save the Children. Mental health awareness was also a focus, with initiatives delivered in collaboration with the Strong Men charity.
