Knight Frank is delighted to have brought to the market Hayfield Heights, an exclusive collection of premium, sustainable homes from multi-award-winning, five-star housebuilder, Hayfield, in the charming Cotswold village of Gotherington near Cheltenham.

The development of 50 homes, including 11 bungalows, represents the latest chapter in Hayfield’s story of creating exceptional properties that combine premium specifications with industry-leading sustainability features.

Just opened, a beautiful new five-bedroom show home at Hayfield Heights allows buyers the opportunity of seeing firsthand the quality and style of the new homes.

Hayfield Heights demonstrates the company’s signature approach to sustainable luxury, with all the homes achieving the coveted EPC A-rating. Each property features state-of-the-art technology including air source heat pumps, solar PV panels, underfloor heating, and electric vehicle charging points, resulting in carbon emissions reduced by over 75% compared to current building regulations.

Sarah Sargeant, Sales Director at Hayfield, commented: “Hayfield Heights exemplifies our philosophy of building homes we would want to live in ourselves. The development’s thoughtful design responds to its stunning Cotswolds setting, with layouts specifically planned to maximize the spectacular southerly views.”

Katy Reynolds, Associate at Knight Frank’s Cheltenham New Homes Teams said; “The combination of premium specifications, outstanding sustainability features, and a coveted Cotswolds location makes these homes particularly appealing to both local downsizers and those looking to relocate from urban areas. Hayfield has an established reputation for building beautiful and exceptionally well-appointed homes and with that, is well regarded within the new homes market.”

With legacy a key factor for Hayfield, the company has joined the Future Homes Hub’s Homes for Nature initiative, developed in partnership with RSPB, Action for Swifts, Hedgehog Street, and the NHBC. As a result, every home at Hayfield Heights will feature dedicated wildlife provisions, including bird nesting bricks or boxes and hedgehog highways, supporting local biodiversity. Once complete, the scheme will deliver a substantial 26.23% biodiversity net gain through the extensive landscaping and wildlife conservation measures that will be brought to the site.

Ensuring the success of the site’s integration within the existing community, the development has been shaped by extensive consultation with residents in Gotherington. This feedback was instrumental in designing the development’s recreational spaces and has resulted in thoughtfully planned amenities that respect the rural character of the village while ensuring that the community’s needs were met. This includes the incorporation of existing Public Rights of Way and walking routes, preserving, and enhancing the area’s cherished connectivity.

The community spaces will include a Multi-Use Games Area, Local Equipped Area of Play, informal seating areas, and a wildlife pond, which have all been sensitively designed to complement the rural setting. In addition, the development’s 20 affordable homes, including bungalows, demonstrate Hayfield’s commitment to creating an inclusive community.

Just opened, a beautiful new show home at Heyfield Heights allows buyers the opportunity of seeing firsthand the quality and style of the new homes. Hayfield’s commitment to quality is evident in the high level of specification that is offered as standard which includes Laufen/ROCA bathroom suites, Minoli ceramic tiles, Siemens appliances, and Ring doorbells. All the homes feature dedicated work from home spaces and flexible open-plan living areas which reflect the modern lifestyle needs whilst remaining sympathetic to the local style.

This is reflected in the range of homes available at Hayfield Heights, including several bespoke house types specifically designed for this location, which include the five-bedroom Gotherington and Woolstone designs, which have been carefully crafted to complement the existing village architecture.

Since its inception, Hayfield has completed over 1,200 homes and established itself as a leader in sustainable development, consistently staying ahead of industry standards. The company’s dedication to quality and sustainability, coupled with its comprehensive customer journey, has resulted in numerous industry awards and consistently high demand for their properties across their developments.
