Prepare your home for winter – British brick house with gutters and autumn leaves

    Quick Answer

To prepare your home for winter, check the roof and gutters, test the heating, seal unwanted draughts, protect exposed pipes and make sure ventilation works properly. Deal with leaks and recurring damp before colder weather arrives. Start with repairs that keep water out and heating working, then consider improvements to comfort and energy efficiency.

A house can seem perfectly comfortable in September and feel quite different once the weather turns. A draught around the back door becomes harder to ignore, a slow gutter starts overflowing, and a room that was rarely used suddenly needs heating every evening.

Preparing early gives you time to investigate these problems before they become urgent. It also helps you decide which jobs you can manage yourself and which need a qualified tradesperson.

You do not need to renovate the whole property to make a useful difference. A careful inspection and a realistic maintenance list are sensible starting points.

    1. Check the Roof Before Heavy Rain Arrives

Begin outside, looking at the roof from ground level. Watch for slipped tiles, damaged flashing, loose material and anything that appears different from the previous year. Binoculars can help you inspect details without climbing.

Inside, look at upstairs ceilings and accessible loft areas for new staining or signs of water entering. A mark that becomes darker after rain deserves attention, even if no water is visibly dripping.

Avoid assuming that the problem sits directly above the stain. Water can travel along roof timbers before appearing somewhere else.

Ask a roofer to investigate suspected damage. Climbing onto a roof or attempting repairs in wet conditions creates unnecessary risk.

The edges of the roof matter too. Fascias, soffits and gutter connections form part of the weather protection around the building. PAD’s article on why roofline detailing matters for property value explains their wider role in maintenance and appearance.

    2. Clear Gutters and Check Where Rainwater Goes

Autumn leaves can block gutters surprisingly quickly, particularly where trees hang close to a property. During rainfall, look for overflowing sections, leaking joints or water running down an external wall.

Check that downpipes discharge properly and that accessible drain covers are free from leaves. Water collecting beside a wall may indicate a blockage or a drainage problem that needs investigation.

If gutters require work at height, arrange appropriate professional help. A ladder balanced on soft ground is not a sensible way to save on maintenance.

After cleaning or repairs, observe the guttering during the next spell of rain. This is a useful way to see whether the problem has been resolved.

If you rent, photograph visible defects and report them promptly to the landlord or managing agent.

    3. Test the Heating Before You Depend on It

Switch the heating on before the first genuinely cold week. Check whether the system starts normally, whether rooms warm up and whether controls respond as expected.

Listen for unusual noises and look for visible leaks. A radiator that stays cold or heats unevenly may need attention, but the cause should be established rather than guessed.

For a gas boiler, arrange servicing with a Gas Safe registered engineer in line with the manufacturer’s guidance. Do not remove the boiler casing or attempt work on gas components yourself.

Check the programmer, thermostat and radiator valves too. Settings left over from spring may no longer match your household’s routine.

If you are considering a replacement system, read PAD’s guide to how a professional boiler installer prepares a home for a new heating system before arranging the work.

    4. Reduce Draughts Without Blocking Ventilation

A draught around a window or external door can make a room uncomfortable even when the heating is working.

Check door seals, window frames, letterboxes and accessible gaps around pipework. Suitable draught strips or replacement seals may help where existing fittings have worn out.

Choose products that fit the opening properly. A thick strip that prevents a door from closing creates another problem rather than solving the first.

Keep deliberate ventilation openings clear. Trickle vents, air bricks and ventilation required for appliances serve a different purpose from accidental gaps.

The Energy Saving Trust’s draught-proofing guidance explains where unwanted air leakage can be reduced while retaining necessary ventilation.

In older homes, seek advice before making extensive changes, particularly where moisture problems already exist.

    5. Protect Pipes in Cold Areas

Look for accessible pipework in unheated spaces such as garages, lofts and outbuildings. Damaged or missing insulation is easier to address before freezing weather.

Pipe insulation needs to fit the pipe and cover the intended sections properly. Ask a plumber about awkward areas, uncertain materials or pipework that is difficult to reach.

Find the internal stopcock and make sure you know how to shut off the water. Avoid forcing a stiff valve; arrange a repair if it cannot be operated.

External taps and garden water supplies may need winter preparation depending on their installation. Disconnect hoses and follow the appropriate instructions for isolating or draining the supply.

If a pipe freezes, avoid naked flames or aggressive heating. A plumber can advise on safe thawing and inspect suspected damage.

    6. Investigate Condensation and Damp Early

Wet windows are common in colder weather, but repeated moisture should not simply become part of the morning routine.

Notice where it appears. Droplets on the room-facing glass, mist between panes and a damp patch on a wall may have different causes.

Use kitchen and bathroom extraction when moisture is produced, keep ventilation openings clear and reconsider where laundry dries indoors. Wipe away standing water so it does not repeatedly soak surrounding finishes.

For further practical steps, see PAD’s guide to how to stop condensation on windows overnight in UK homes.

A dehumidifier may help manage indoor moisture, but persistent damp still needs investigation. Water entering through the building will not be fixed by collecting moisture from the air.

    7. Check Insulation Before Planning Bigger Work

If you can inspect the loft safely, look for obvious gaps, disturbed insulation and signs of damp. Avoid stepping between joists or entering areas without safe access.

Do not cover ventilation routes, electrical fittings or equipment without understanding the installation requirements.

Before adding insulation, check whether roof leaks or other defects need repairing. Covering a problem can make it harder to identify later.

Larger improvements, including wall insulation or replacement windows, deserve a proper assessment of the building. Ask how ventilation, moisture and existing construction will be addressed.

Compare written quotations that describe the proposed work clearly. A headline price alone tells you little about what is included.

    8. Prepare Outdoor Areas for Wet and Windy Weather

Secure lightweight furniture, loose pots and other objects that could move in strong winds. Check gates and fence panels for obvious damage.

Clear leaves from paths and steps before they become slippery. Make sure outside lighting works, particularly around entrances and changes in level.

Keep air bricks and drainage openings clear of soil, stored materials and garden waste.

If trees have damaged branches near the house, seek advice from a qualified tree professional. Check any relevant permissions before arranging substantial work.

These small outdoor tasks can make everyday access easier during dark, wet evenings.

    9. Make a Short Maintenance and Emergency List

Keep useful contact details somewhere accessible: your plumber, heating engineer, landlord or managing agent, and insurer.

Check smoke and carbon monoxide alarms according to their instructions. Replace batteries or units when required.

Review your home insurance documents so you understand the excess, emergency assistance arrangements and any conditions relevant to an empty property.

Photograph developing defects and record when they appear. A clear maintenance history can help a tradesperson understand an intermittent leak or recurring heating fault.

    Frequently Asked Questions

When should I start preparing my home for winter?

Early autumn is a useful time. It gives you an opportunity to test the heating, identify leaks and arrange repairs before colder weather makes those jobs more urgent.

Which winter maintenance jobs should come first?

Prioritise active leaks, heating faults, unsafe fittings and drainage problems. Cosmetic improvements can usually wait while defects affecting the building or essential services are addressed.

Should I close trickle vents to keep my house warm?

Keep necessary ventilation working. Reduce unwanted draughts around faulty seals and accidental gaps instead of covering openings designed to ventilate the property.

Does condensation mean I need new windows?

Not necessarily. Moisture on the inside surface can relate to indoor humidity and cold glass. Persistent mist between double-glazed panes needs a glazing professional’s assessment.

Can I prepare a rented home for winter?

Yes. You can check alarms, use heating controls correctly, keep ventilation clear and report defects promptly. Ask permission before making alterations and leave building repairs to the responsible party.

Is a full renovation necessary before winter?

No. Targeted maintenance may be enough to address immediate problems. Start with an inspection, repair identified defects and plan larger improvements around the property’s needs and your budget.
