    Festive auction for Clive Emson Auctioneers

    Clive Emson Auctioneers has 149 lots listed in its eighth and final auction of the year.

    Of the total lots across southern England and South Wales for December, 59 are vacant residential, 37 investment, 26 commercial, 14 development and 13 land.

    James Emson, Managing Director, said: “We have a diverse range of lots, to suit most budgets, in the 13 December auction, with live bidding 48 hours beforehand.

    “There are also several local authorities which have put land and property on sale through us.

    “Looking ahead, with inflation down by more than half at this time last year, and the Bank of England base rate currently stable, there appears to be more certainty in the market outlook then there has been for some time.

    “These dynamics provide sellers confidence that there will be a new wave of buyers who may have previously held back out of an abundance of caution.

    “I would like to take this opportunity to thank our clients, 650-plus joint auctioneers and our dedicated staff for another positive year despite the wider economic challenges.”

    Two substantial former office buildings in Eastbourne, East Sussex, with conversion potential, are guided at £950,000 – £1,000,000 (lot 55) and are on the market following instructions by Eastbourne Borough Council.

    The local authority also instructed the sale of two substantial former office buildings in the same road and with a mirror guide price (lot 61).

    With a guide price of £220,000 – £230,000, 22 garages let at £27,809 pa (lot 98) are being sold on the instructions of the same council.

    Instructions have also been received from the local authority for 10 garages elsewhere in the town at £110,000 – £120,000 (lot 43), 14 garages at £180,000 – £190,000 which are let at £5,366 pa (lot 48) and, with a guide price of £185,000 – £195,000, 19 garages let at £11,209 pa (lot 24). Again with the same council, 16 garages let at £8,881 pa are guided at £155,000 – £165,000 (lot 123).

    In Margate, Kent, with outline planning consent for mixed-use development of living and workspace, a site to feature 25 artists apartments, an artist’s studio space with gallery, café and community/meeting facilities, is guided at £600,000-plus (lot 3).

    A parcel of land at the village of Leigh, Tonbridge, Kent, is being sold on the instructions of Sevenoaks District Council and has a guide price of £90,000 – £95,000 (lot 93).

    On the instructions of power of attorney, a detached house in Wickford, Essex, is guided at £500,000-plus (lot 125), as is an end-terrace house with five flats in Folkestone, Kent (lot 125).

    In joint instructions from Cornwall Council and Newquay Town Council, the firm has been instructed to sell a former toilet block with land at Beach Parade, Beach Road, Newquay. Guide price: £50,000-plus (lot 51).

    Cornwall Council has also instructed the auctioneers to sell a former salt store in Roche, St Austell, with a guide price of £50,000 – £70,000 (lot 4).

    Described as a “rare opportunity” to purchase a freehold terraced property situated in Fowey town centre, Cornwall, 3 Custom Hill House is guided at £235,000 – £250,000 (lot 120).

    A former shell store at Paradise Place, Pump Street, close to the harbour at Brixham, Devon, with planning permission for conversion into a ground floor drinks establishment and three-bedroom maisonette, is guided at £140,000-plus (lot 27).
