Does the internet hold a lot of information? Yes, but does it hold all the information? Unfortunately, no.

It’s easy to assume that you may be able to make a few extra bucks by cutting out a qualified and experienced real estate agent and replacing him or her with Google. However, while the online world may indeed hold a few tips and tricks, there’s no replacing an agent when it comes to ensuring that your property purchasing process runs smoothly.

A lot of the information goes unverified and may not be location specific. The US and UK have very different laws when it comes to real estate, and it can be difficult to differentiate where the information is coming from when it comes to looking up information online.

Alongside this, you won’t get the personalised service that a real estate agent can offer. Buying or selling a home can be a tenuous process at the best of times, and when you’re looking for the best you can get, or a home that will accommodate your needs, nothing can take the place of an agent that cares.

When it comes to business, it can be easy to assume that everything is pre-planned for negotiation tactics.

But believe it or not, the large majority of estate agents (there will always be a few bad eggs) put a lot of time and effort into pricing a house as accurately as possible. From looking into the location to measuring every nook and cranny, a pricing proposal is rarely put forward with the intention of encouraging big negotiations.

Movement on price is entirely down to the will of the buyer or seller, and estate agents will only ever act as a go between – not as primary price decision maker.

While there are elements that may bring the price up or down, such as length of time on the market or how quickly the owners want the property sold, the asking price generally reflects the value of the home and nothing more.

Whenever you catch yourself looking into tips to sell your home quickly, chances are you’ll be told to neutralise your home as much as possible if you have any hope of selling.

While it is true that lighter colours can help enhance your space and make everything look a little fresher, you don’t need to resort to extensive redecoration in order to attract prospective buyers.

A little character in your home can often add to the charm of your property and, if your home is family orientated,  there’s no harm in sharing the memories that have been made there.

Many buyers are looking to make their own familial memories themselves, so keeping just that little bit of personalisation may be better than a cold an empty space.
