    THE HILL GROUP ENJOYS MAJOR SALES PERFORMANCE IN HOUNSLOW DESPITE SLOW MARKET CONDITIONS

    Award-winning housebuilder The Hill Group reports exceptional sales performance at Lampton Parkside in Hounslow, West London. In just eight months, from October 2023 to May 2024, Lampton Parkside has achieved a remarkable 153 unit sales, having attracted a diverse range of buyers, reflecting the strong demand and appeal of this stunning residential development.

    Lampton Parkside is a 780-unit project which forms the second phase of the ten-year Lampton Road masterplan. The development is a joint venture between The Hill Group and housing association Notting Hill Genesis, with 271 affordable homes to to be made available. Designed by architects Allies & Morrison, Lampton Parkside offers a range of homes from studio up to three-bedroom apartments as well as duplexes, and three-bedroom houses.

    The Hill Group’s and Notting Hill Genesis’ firm commitment to placemaking and high quality design has been central to attracting buyers at Lampton Parkside, giving the development a broad appeal intended to appeal to a variety of home-movers; from first-time buyers and young families through to downsizers and investors.

    As well as traditional home-movers buying the homes, Lampton Parkside has attracted the attention of major investors. In March, The Hill Group sold of 73 units to a joint venture between Pictet Alternative Advisors (PAA) and Pinnacle Investments. This transaction, encompassing over 50,000 square feet across two buildings, has provided a sales boost and demonstrated the confidence investors have in the quality and potential of the project. The remaining 80 sales came from individual buyers.

    The Hill Group, the UK’s second-largest private housebuilder, is bucking a trend among its peers with success at Lampton Parkside. In a housing market described as “sluggish” in Knight Frank’s most recent research report (I), the first half of 2024 has been characterised by slow sales across many new build developments, prompting major listed housebuilders to either cut their building rates (II) or keep them surpressed below pre-pandemic levels (III).

    Lampton Parkside features landscaped courtyard gardens and is located on the edge of a 40-acre park, making for a scenic place to live. Every home has been thoughtfully designed to create elegant homes that are bright, spacious, and light-filled, finished with the exceptional specification from Hill that comes as standard. Residents have access to their own private outdoor space in the form of a spacious balcony, terrace, or garden. High-quality Amtico flooring features underfloor heating and ambient lighting, and chic kitchens include Caesarstone work surfaces and a range of fully integrated appliances.

    Residents also have access to an on-site meeting room, ideal for those days when working away from the office, and a dedicated concierge service available 12-hours, 7-days a week. Secure bicycle storage is also ideal for those who enjoy a greener mode of transport.

    The development’s close proximity to multiple London Underground stations, major motorways, and Heathrow Airport is also a major draw. Hounslow itself has recently emerged as a highly desirable area for living and investment. Over £765 million has been spent improving the town center since 2016 and nearly 12,000 new homes are expected over to built in the next five years.
