    John Truslove sets sights on new owners for £1.15 million former shooting ground

    Worcestershire’s leading commercial property agents John Truslove are really calling the shots with the latest investment opportunity they are bringing to market.

    Hereford and Worcester Shooting Ground, near Redditch, is to close at the end of 2024 with the retirement of owner Ian Butler who has owned the site for around 45 years.

    The freehold site is up for sale with a target price of £1,150,000 and will be available from January 2025.

    Established in 1946 as the Westley Richards and William Powell Shooting Ground, it has been the venue where many have taken their first steps in shooting under tuition. It has also been a long time favourite for corporate events and hospitality.

    The site, currently known as Hereford and Worcester Shooting Ground, is set on a 3.2 acre site approximately 1.5 miles north west of Redditch town centre.

    Ben Truslove, joint managing director of John Truslove, said: “This is a major leisure and development opportunity in a convenient location, which could be suitable for a number of uses, subject to planning permission.

    “Potential uses could include glamping, for example, and the site overlooks rolling Worcestershire countryside. It combines an established rural location with easy access to Birmingham’s hospitality and leisure facilities.

    “The grounds include a very smart clubhouse with a fully licenced bar and restaurant, reception, showroom and office on the ground floor, and a substantial, self-contained apartment on the first floor.”

    The apartment has four double bedrooms, a large kitchen, living room and bathroom.

    The clubhouse and apartment extend to some 4,000 sq ft.

    The total site area of 3.2 acres includes a large, surfaced car park, garden areas, pond and shooting stands overlooking adjacent agricultural land.

    As well as the neighbouring towns of Redditch and Bromsgrove, the site sits on the edge of Birmingham and is close to Junctions 1 and 2 of the M42 and the national motorway network.
