First-Time Buyers Use Help to Buy to Secure Homes in Sawtry

Vistry Group is helping first-time buyers with Help to Buy find their ideal home in Sawtry, where nearly a quarter of the homes for sale at its Judith Gardens development have now been completed. The three-bedroom Hazel is being snapped up by purchasers taking advantage of the Government’s Help to Buy scheme at the development, which is being built under the Bovis Homes brand.

Vistry, which incorporates Bovis Homes, Linden Homes and Vistry Partnerships, is delivering 295 new homes at the site off Gidding Road, including 177 new homes for private sale and 118 affordable properties for local people through rent or shared ownership. So far, 43 of the private homes have been built and occupied, with a further 19 sold off-plan.

Weronika Maslak, sales manager at Judith Gardens, said: “Of the homes that have been reserved here, six of them have been by first-time buyers who have purchased the Hazel house type. They have taken advantage of the fact that prices for this top-quality property currently start at just £299,995 – way below the regional price cap of £407,400 for the Help to Buy scheme.

“This initiative, which runs until March 2023, allows first-time buyers to purchase a new-build home with a five per cent deposit and a 75 per cent mortgage, with the remaining 20 per cent provided as an equity loan from the Government, interest free for the first five years of homeownership. The Hazel is the perfect starter home and is made more affordable by this excellent scheme.”

The Hazel features a spacious kitchen/diner with patio doors to the back garden and a separate living room. Upstairs, there is a master bedroom with an en suite shower room, two further bedrooms and a family bathroom.

Weronika said: “First-time buyers are moving here from places like Huntingdon, Alconbury and Brampton where house prices are higher. They are telling us that they could not get this quality of three-bedroom new-build home in a village setting in any of those locations.

“The three bedrooms in the Hazel make it ideal for a family with young children, who need the extra room upstairs as they make their first step onto the property ladder. The house is also proving attractive to young couples who have perhaps one of them working from home in a spare bedroom while the other drives to the office. The fact that the A1 is less than two miles from the development is an added bonus for these commuters.

“Buyers have also said that it is some of the little things that make a big difference. A few purchasers have been delighted at the size of the understairs storage, the fact that the kitchen sink is positioned with garden view and that the kitchen larder is a floor-to-ceiling shelved unit. Construction started at Judith Gardens in 2020 and is due to be completed in 2025. There is currently a selection of three and four-bedroom homes available to reserve, with prices starting at £299,995 and £382,500 respectively.
