    UK House Asking Prices Rise in September 2026: What Buyers and Sellers Should Know

    UK house asking prices rose in September 2026 for the first time since May. The average price of a home newly listed for sale increased by 0.7% to £367,440, according to the Rightmove House Price Index. That is £2,441 higher than August’s average of £364,999.

    The increase suggests that sellers have returned to the market with more confidence after the summer slowdown. However, an asking price is what a seller hopes to receive. It does not show what buyers ultimately pay, and the national figure cannot describe conditions in every town or neighbourhood.

    Asking Prices Are Different From Sold House Prices

    It is easy to see a headline about house prices rising and assume that buyers are now paying more for every property. The measures behind property headlines tell different stories.

    An asking price is set when a home is advertised. A sold price records the amount agreed in a completed transaction. Negotiation, mortgage valuations and the condition of a property can all affect the final amount.

    The latest Office for National Statistics figures put the average UK house price at £273,000 in July 2026, up 1.4% from a year earlier. That figure covers an earlier period and uses completed sales data. It therefore cannot be directly compared with Rightmove’s September average for newly listed homes.

    What Do September’s Asking Prices Mean for Buyers?

    A higher national asking-price average does not mean buyers must rush into a decision. The price of an individual property still needs to make sense against comparable homes and the buyer’s budget.

    Rightmove says the number of homes for sale is at a 12-year high for this time of year. A wider selection can give buyers more opportunities to compare properties before making an offer.

    Check the Local Evidence Before Making an Offer

    Buyers should compare the property with recently sold homes nearby, while allowing for differences in size, condition and location. It can also help to check how long a home has been listed and whether its asking price has already been reduced.

    An attractive asking price is only one part of the calculation. Survey findings, repairs, moving costs and the monthly mortgage payment may change what a buyer can comfortably afford.

Buyers and sellers should use the September figures as context, then make decisions based on the homes and budgets relevant to them.
