Steeped in history and for sale for first time in 90 years

An outstanding residential and amenity estate offering the ultimate lifestyle purchase has been launched to the open market through Galbraith.

Raera Farm, located close to the village of Kilninver, about nine miles south of Oban, has been in the current seller’s family for 90 years.

The property is steeped in history, and includes the site of the historic Raera Castle, built by the MacDougall Clan, located in an elevated position to the east of Raera farmhouse and above the steep and rocky gorge of the River Euchar.  The land bordering the River Euchar has been dramatically sculpted by large post-glacial river terraces and the Euchar Gorge has presented archaeological finds of human habitation from as far back as the Palaeolithic period.

Over the years, Raera has also been used as a filming location for various films and TV programmes, including the 1969 film ‘Ring of Bright Water’ and the 1971 film ‘Kidnapped’.

In more recent years, the ancient woodland at Raera Farm was featured on BBC Autumnwatch, and renowned wildlife photographer Simon King has been to Raera to capture the salmon jumping at the waterfall a short distance from the farmhouse.

Raera includes a charming and immaculately presented farmhouse, which has been tastefully modernised and extended over the years, a separate cottage, which is split into two holiday let apartments, a productive area of pasture land, amenity woodland and about 1.74 miles of single bank salmon fishing rights on the River Euchar. Raera extends to 355.26 acres in all.

There are number of very private pools and riverbanks offering the perfect spot for wild swimming, and the proximity of the river to the main house and buildings offers excellent opportunity to explore and expand other wellbeing uses subject to the necessary consents.

Duncan Barrie, partner at Galbraith, handling the sale, said: “This hidden gem presents a unique opportunity to acquire a residential and amenity estate located in a most beautiful part of the West Coast of Scotland.

“Raera offers a truly outstanding lifestyle purchase given the scale of interests on offer including the large five bedroom dwelling, adaptable range of outbuildings, productive areas of pasture land and amenity woodland.

“There are also exciting sporting interests, including a private river bank offering wild swimming and salmon fishing rights on the River Euchar, as well as the potential to expand the sporting, natural capital and environmental interests on the land.

“The separate cottage, split into two apartments, is currently run as a successful holiday let business but could also be used for visiting guests and/or extended family.

“A property of this nature is extremely rare, and we expect a lot of interest from within Scotland, the rest of the UK, as well as internationally.”

The existing farming operation on Raera has historically centred on around 90 ewes plus followers, but latterly stocking numbers have been reduced to around 30 ewes plus 30 hoggs which are grazed on the in-bye pasture and hill paddocks.

Oban is known as the Gateway to the Isles and this area of Argyll is renowned for its stunning scenery, extensive wildlife and plethora of outdoor pursuits. The area is populated with lochs, rivers and canals to explore as well as numerous castles, distilleries, national parks and forests. Argyll is also a popular field sports destination with driven and walked up game and shooting available on nearby estates, along with fishing on several reputable fishing rivers and sea lochs.
